4a. SMS Text Messaging Program — Terms & Conditions

1. We use SMS to respond to your inquiries and to schedule, confirm, and send reminders about appointments, showings, and consultations, as well as to notify you of schedule updates or other important changes related to the real estate services you request.
2. You can cancel the SMS service at any time. Just text “STOP”. After you send the SMS message “STOP” to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will start sending SMS messages to you again.
3. If you are experiencing issues with the messaging program, you can reply with the keyword “HELP” for more assistance, or you can get help directly at help@riccardos.realestate.
4. Carriers are not liable for delayed or undelivered messages.
5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

5. How We Share Your Information

We do not sell your personal information for money, and we do not share it with third parties for their own independent promotional or marketing purposes. We share information only with trusted service providers who help us operate our business and this website — and, as described in Section 8a, with advertising services we use to promote our own real estate services — and only for those purposes. These include providers of:

• customer relationship management (CRM) and lead-routing services;
• website analytics and session measurement;
• cookie-consent management;
• advertising and remarketing measurement — used only with your consent — to measure the performance of our advertising and to show our own real estate services to people who have previously visited this website (see Section 8a);
• property listing data through the MLS (IDX / BeachesMLS); and
• website hosting and infrastructure.

These providers are contractually obligated to keep your information secure and to use it only to provide their services to us. Property listing data displayed on this website is provided by participating brokers through the MLS (BeachesMLS) and is deemed reliable but not guaranteed. It is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties.

We use cookies and similar technologies to operate the site, understand how it is used, and — only with your consent — support analytics and marketing. Consent is managed through our cookie consent tool; non-essential cookies are denied by default until you choose to allow them. 8. Analytics & Session Measurement
